Who Are We?
The Osborne Morris and Morgan law firm was founded in Bletchley
in 1980 and from the outset specialised in the provision
of conveyancing services to buyers and sellers throughout
the Home Counties. A second office that subsequently became
the headquarters for the law firm opened in Leighton Buzzard
in 1982 and the law practice has since evolved over the
last 25 years into a team of lawyers with a national reputation
as solicitors and neurolawyers providing legal services
throughout the United Kingdom. With offices in Milton Keynes,
Leighton Buzzard and Edinburgh providing private client
legal services with a particular emphasis upon catastrophic
personal injury, financial management and property services,
the lawyers have now recognised that their legal services
now need to be complemented by the integration and implementation
of an estate agency service. Consequently, the concept of
the ONE Solicitors Estate Agency was conceived to fuse the
knowledge and experience of lawyers who have been carrying
out conveyancing for over 25 years with the innovative services
of experienced estate agency negotiators and the latest
online information technology utilising the power of the
internet to help sell and convey your property.

ONE Office
Many estate agents now offer what they term an ‘in
house’ legal service which usually means they recommend
you to a solicitor who will pay the estate agent for the
introduction. Often the solicitor is located in a different
office in a different town and in some instances in a completely
different part of the country to where you live. ONE Solicitors
Estate Agency will be acting in your best interests both
as your estate agent and your lawyer. We provide a genuine
‘one stop’ solution where you use ONE firm in
ONE office to both sell and transfer your house for ONE
fee.

ONE fee
ONE offers an all inclusive fee to cover the cost of marketing
and selling your property and all legal work on your sale.
In reality, if you instruct us as your estate agent to sell
your house and to act upon your behalf to do the legal work
on your sale, our conveyancing services on your sale will
be provided to you free of charge save and except for any
necessary disbursements and VAT if appropriate. Alternatively,
you can use your own solicitor to act upon your behalf in
the conveyancing if you wish.
As lawyers and estate agents we will also be in a position
to collate a complete Home Information Pack (“HIP”)
which as you may be aware will become a compulsory part
of selling your property as from June 2007.
Our sales negotiators will discuss how we can work this
to your advantage in the sales process.

the UK and on our website
- prepare your sale particulars incorporating
all digitally mastered photographs for distribution online,
by e-mail, in the office and by post
- utilise the permanent online link between
all our estate agency and legal offices gives both prospective
buyers and clients of our law firm access to ALL our properties
all the time
- provide you with access online to your
secure password protected sale file to track the progress
of your sale
By using this latest technology can we bring your property
to the attention of your buyer expediently.
Once a sale is negotiated the technology within the ONE
office immediately and automatically creates all the appropriate
notifications to the respective parties and their lawyers.
Furthermore, where ONE is also acting as your solicitor
in connection with your sale, the online immediacy of the
software creates the draft contract to send to the buyer’s
solicitor as soon as the sale is agreed to speed up the
conveyancing process. Invariably this does not and cannot
happen when you have a separate estate agent and solicitor
acting for you.
